The first quarter of 2020 showed a positive start to the year for waterfront sales.  There was a total of 25 sales which, is an increase of 47% since 2019 within the areas that we have been reporting for the past 11 years which include:

  • Georgina
  • Innisfil
  • Oro-Medonte
  • Orillia
  • Ramara
  • Beaverton

Due to COVID-19, sales of all types of real estate has dropped significantly. We anticipate the waterfront market to have a slow resurgence in the Fall and into the first quarter of 2021.  We do forecast an active market, as more and more buyers see recreational and country properties as a sanctuary from urban areas most affected by the pandemic.

(NOTE:  Our annual reporting only includes properties sold above $300,000 on Lake Simcoe/Lake Couchiching.  Canal, island or riverfront sales are excluded from our analysis.)

Commentary

  • Georgina experienced the highest number of sales with 8 waterfront properties sold in the first quarter.  The average price increased by 24%.
  • Beaverton had 2 sales during the first quarter 2020.  There were no sales for the same period in 2018 and 2019.
  • Oro-Medonte’s average sold price dipped below the other Areas for the first time since 2009, when we started reporting waterfront data.
  • Ramara reported the same number of sales in 2020 however, the average sold price is down by 11%.
  • The average sold price for all the Areas remained unchanged since 2019.
