Lake Simcoe Waterfront Report | 2021 1st Quarter Review
The first quarter of 2021 revealed an enthusiastic start to the year for waterfront sales. There was a total of 55 sales, which is an increase of 96% compared to the first quarter of 2020 in the markets we have been reporting on for the past 15 years:
Lakefront sales was particularly active in Georgina and Innisfil, which represents 56% of the total sales volume in the first QTR.
The overall average price increased by 53.3%, from $1,039,250 in 2020 to $1,577,502 in 2021.
(NOTE: Our annual reporting only includes properties sold above $300,000 on Lake Simcoe/Lake Couchiching. Canal, island, or riverfront sales are excluded from our analysis with the exception of Friday Harbour.)

In the first QTR, Georgina’s waterfront sales represented 31% of the total sales activity on Lake Simcoe. The highest selling price was $1,799,000. 4 sales were vacant waterfront lots with an average sale price of $644,000 and an average value per linear ft. of $12,627.00.
Beaverton had 2 sales during the first QTR. This is a small community and most of the selling activity typically occurring during the 2nd QTR. Sold prices were $1,359,000 and $1,700,000, respectively.
Oro-Medonte’s average sold price of $2,264,000 regained its number one position on the lake. The highest selling price of $3,625,000 is a vacant waterfront lot on Ridge Road, an area well-known for large waterfront estates. The average sold price as of December 31st, 2020 was $1,798,185.
Ramara reported one significant sale of $2,375,000. Without this sale included, the average selling price is $915,714.
Orillia’s sales volume was quite robust in comparison to previous years. The median price of $1,550,000 was significantly higher than Ramara and Georgina.
Innisfil reported a 133% increase in sales volume as well as the second highest average sale price in the first QTR. Sales volume will continue to outpace previous years due to resale activity of Friday Harbour.
