Back in June, we were pleased to report that the first half of 2020 revealed a substantial increase in the number of waterfront sales compared to the same period in 2019.  This was not a market trend we were anticipating considering the effects of the pandemic and the lack luster sales in the first quarter.

Once again, we were extremely surprised to see the surge of waterfront sales in the third quarter. Since January 1st, there was a total of 177 sales, an increase of 269% for the same period in 2019.  These sales occurred in the predominant market areas we have been monitoring and reporting on for the past 11 years, which include:

  • Georgina
  • Innisfil
  • Oro-Medonte
  • Orillia
  • Ramara
  • Beaverton

According to the reported sales on the Toronto Real Estate Board, the average price of waterfront properties on Lake Simcoe was $1,173,215, which is an overall increase of 30%. 

We forecast a continuing active market as more and more buyers regard recreational and country properties as their sanctuary from urban areas most affected by the pandemic.

(NOTE:  Our annual reporting only includes properties sold above $300,000 on Lake Simcoe/Lake Couchiching.  Canal, island or riverfront sales are excluded from our analysis.)

  • Ramara reported the highest number of sales with 46 waterfront properties sold to-date.  The average price increased by 41%. Our five-year trend confirms the average price has increased by 40%.
  • Beaverton experienced a 41% increase in their average price but, sales volume did not increase in 2020. 
  • Orillia sales increased by 50% and the average price increased to $853,722.  Our five-year trend confirms the average sale price increased only slightly by 5%.
  • Oro-Medonte’s average sold price reached $1,607,661 which is more consistent with previous years except in 2019.  Oro-Medonte waterfront properties sell for the highest average price compared to other areas.
  • Innisfil’s average sale price increased to $1,495,917 an increase of 33%.  Sales increased by 250% which is largely due to the higher re-sale activity in the Friday Harbour Development.
  • The average price of vacant waterfront based on a value per linear ft. is $14,156.  The range in value is from $8,364 to $18,174 depending upon the location on Lake Simcoe.  For larger parcel in excess of 100 ft. , a dimishing rate of $9,577 is applied to derive a market value for the parcel.
