According to the sales reported by the Kitchener-Waterloo Association of REALTORS (KWAR), the average price of a single detached home in October 2021 was $974,955 which is a year-over-year increase of 33%. There was a total of 292 sales this October, a decrease of -19.8% year-over-year.

(This report focuses exclusively on single detached homes that sold in Kitchener-Waterloo).

Number of Sales vs Inventory

  • Year-Over-Year Sales: October sales fell -19.8% from 364 in 2020 to 292 in 2021.
  • Year-Over-Year New Listings: New listings in October decreased -25.1% from 390 in 2020 to 292 in 2021.
  • Month-Over-Month Sales: Sales increased 29.2% this month from 226 in September to 292 in October.
  • Month-Over-Month New Listings: New Listings dropped -9.0% this month from 321 in September to 292 in October.

Average & Median Sale Prices

  • Year-Over-Year Average: October average sale prices rose +32.7% from $734,478 in 2020 to $974,955 in 2021.
  • Year-Over-Year Median: October median sale prices rose +33.9% from $680,000 in 2020 to $910,500 in 2021.
  • Month-Over-Month Average: The average price increased +2.6% this month from $949,978 in September to $974,955 in October.
  • Month-Over-Month Median: The median rose +6.9% this month from $851,750 in September to $910,500 in October.

Price Per Square Foot ($/SQFT)

  • Year-Over-Year: In October, the average price per square foot rose +24.1% from $386/SQFT in 2020 to $479/SQFT in 2021.
  • Month-Over-Month: The average price per square foot increased +2.1% this month from $469/SQFT in September to $479/SQFT in October.

List Price to Sell Price Ratio

  • Year-Over-Year: In October 2021, homes were selling for 115.6% of asking price, a +9.4% increase from October 2020’s 106.2%.
  • Month-Over-Month: The average list price to sell ratio fell +0.7% this month from 116.3% in September to 115.6% in October.
  • Almost all homes in the city sold significantly over asking price.

Days to Sell (Median)

  • Year-Over-Year: In October 2021, homes were selling in 7 days, the same amount of time as October 2020’s 7 DOM.
  • Month-Over-Month: This is the 6th consecutive month that days on market has remained the same.
