According to the sales reported by the Kitchener-Waterloo Association of REALTORS (KWAR), the average price of a single detached home in November 2021 was $979,925 which is a year-over-year increase of 40%. There was a total of 272 sales this November, a decrease of -4.2% year-over-year.

(This report focuses exclusively on single detached homes that sold in Kitchener-Waterloo).

Number of Sales vs Inventory

  • Year-Over-Year Sales: November sales fell -4.2% from 284 in 2020 to 272 in 2021.
  • Year-Over-Year New Listings: New listings in November increased 1.1% from 285 in 2020 to 288 in 2021.
  • Month-Over-Month Sales: Sales dropped 6.9% this month from 292 in October to 272 in November.
  • Month-Over-Month New Listings: New Listings dropped -1.4% this month from 292 in October to 288 in November.

Average & Median Sale Prices

  • Year-Over-Year Average: November average sale prices rose +40.0% from $748,135 in 2020 to $979,925 in 2021.
  • Year-Over-Year Median: November median sale prices rose +32.4% from $680,500 in 2020 to $901,000 in 2021.
  • Month-Over-Month Average: The average price increased +0.7% this month from $972,983 in October to $979,925 in November.
  • Month-Over-Month Median: The median fell +1.0% this month from $910,000 in October to $901,000 in November.

Price Per Square Foot ($/SQFT)

  • Year-Over-Year: In November, the average price per square foot rose +25.8% from $395/SQFT in 2020 to $497/SQFT in 2021.
  • Month-Over-Month: The average price per square foot increased +3.8% this month from $479/SQFT in October to $497/SQFT in November.

List Price to Sell Price Ratio

  • Year-Over-Year: In November 2021, homes were selling for 119.1% of asking price, a +9.8% increase from November 2020’s 109.3%.
  • Month-Over-Month: The average list price to sell ratio rose +3.5% this month from 115.9% in October to 119.1% in November.
  • Almost all homes in the city sold significantly over asking price.

Days to Sell (Median)

  • Year-Over-Year: In November 2021, homes were selling in 6 days, one day quicker than November 2020’s 7 DOM.
