Prices experienced a small spike this month for the first increase since March.

According to the sales reported by the Kitchener-Waterloo Association of REALTORS (KWAR), the average price of a single detached home in June 2021 was $888,210, which is a year-over-year increase of 27.9%. There was a total of 341 sales this June, a slight decrease of -3.4% year-over-year.

(This report focuses exclusively on single detached homes that sold in Kitchener-Waterloo).

Number of Sales vs Inventory

  • Year-Over-Year Sales: June sales fell -3.4% from 353 in 2020 to 341 in 2021.
  • Year-Over-Year New Listings: New listings in June decreased -16.1% from 486 in 2020 to 408 in 2021.
  • Month-Over-Month Sales: Sales declined -17.8% this month from 415 in May to 341 in June.
  • Month-Over-Month New Listings: New Listings fell -20.8% this month from 515 in May to 408 in June.

Average & Median Sale Prices

  • Year-Over-Year Average: June average sale prices rose +27.9% from $694,498 in 2020 to $888,210 in 2021.
  • Year-Over-Year Median: June median sale prices rose +23.1% from $650,000 in 2020 to $800,000 in 2021.
  • Month-Over-Month Average: The average price increased +2.6% this month from $891,811 in May to $888,210 in June.
  • Month-Over-Month Median: The median rose +9.5% this month from $730,950 in May to $800,000 in June.

Price Per Square Foot ($/SQFT)

  • Year-Over-Year: In June, the average price per square foot rose +5.3% from $418/SQFT in 2020 to $440/SQFT in 2021.
  • Month-Over-Month: The average price per square foot dropped -0.5% this month from $442/SQFT in May to $440/SQFT in June.

List Price to Sell Price Ratio

  • Year-Over-Year: In June 2021, homes were selling for 112.9% of asking price, a +11.8% increase from June 2020’s 101.1%.
  • Month-Over-Month: The average list price to sell ratio fell -0.9% this month from 113.8% in May to 113.8% in June.
  • Almost all homes in the city sold significantly over asking price.

Days to Sell (Median)

  • Year-Over-Year: In June 2021, homes were selling in 8 days, a -11.1% decrease from June 2020’s 9 DOM.
  • Month-Over-Month: This is the second consecutive month that days on market has rose.

  • Pioneer Park / Doon / Wyldwoods continues to be the top producing neighbourhood YTD for the second year in a row, with 212 single detached homes sales.
  • Grandriver North experienced the most growth year-over-year, increasing from 16 single detached homes sales in 2020 to 51 in 2021.
  • Uptown Waterloo/Westmount is the only neighbourhood in the city that has experienced less sales in 2021 than 2020.
