Prices experienced a small spike this month for the first increase since March.

According to the sales reported by the Kitchener-Waterloo Association of REALTORS (KWAR), the average price of a single detached home in July 2021 was $894,010 which is a year-over-year increase of 20.0%. There was a total of 279 sales this July, a decrease of -18.2% year-over-year.

(This report focuses exclusively on single detached homes that sold in Kitchener-Waterloo).

Number of Sales vs Inventory

  • Year-Over-Year Sales: July sales fell -29.4% from 395 in 2020 to 279 in 2021.
  • Year-Over-Year New Listings: New listings in July decreased -29.6% from 473 in 2020 to 333 in 2021.
  • Month-Over-Month Sales: Sales declined -18.2% this month from 341 in June to 279 in July.
  • Month-Over-Month New Listings: New Listings fell -18.4% this month from 408 in June to 333 in July.

Average & Median Sale Prices

  • Year-Over-Year Average: July average sale prices rose +20.0% from $745,234 in 2020 to $894,010 in 2021.
  • Year-Over-Year Median: July median sale prices rose +22.6% from $670,000 in 2020 to $821,500 in 2021.
  • Month-Over-Month Average: The average price increased +0.7% this month from $888,210 in June to $894,010 in July.
  • Month-Over-Month Median: The median rose +2.7% this month from $800,000 in June to $821,500 in July.

Price Per Square Foot ($/SQFT)

  • Year-Over-Year: In July, the average price per square foot rose +4.7% from $428/SQFT in 2020 to $448/SQFT in 2021.
  • Month-Over-Month: The average price per square foot increased 1.8% this month from $440/SQFT in June to $448/SQFT in July.

List Price to Sell Price Ratio

  • Year-Over-Year: In July 2021, homes were selling for 111.9% of asking price, a +9.2% increase from July 2020’s 102.7%.
  • Month-Over-Month: The average list price to sell ratio fell -1.0% this month from 112.9% in June to 111.9% in July.
  • Almost all homes in the city sold significantly over asking price.

Days to Sell (Median)

  • Year-Over-Year: In July 2021, homes were selling in 7 days, one day faster than July 2020’s 8 DOM.
  • Month-Over-Month: This is the second consecutive month that days on market has rose.

  • Pioneer Park / Doon / Wyldwoods continues to be the top producing neighbourhood YTD for the second year in a row, with 234 single detached homes sales.
  • Grandriver North experienced the most growth year-over-year, increasing from 23 single detached homes sales in 2020 to 55 in 2021.
  • Uptown Waterloo/Westmount is the only neighbourhood in the city that has experienced less sales in 2021 than 2020.
