All data in report is based on homes with a sale price over $1,000,000.

Overview

Waterloo Region experienced a 56% increase in the total number of listings year-to-date (YTD) compared to the same period in 2018.  As at September 30th, 2019, there were 500 active listings priced over $1m in the Region.

Total sales reported for the same period were up by 11.93% with an average selling price of $1,252,610 slightly down by 3.92% from 2018.

Neighbourhood Focus

Pioneer Park/Doon/Wyldwoods, Upper Beechwood and Bridgeport are highlighted in this report due the huge surge in YTD open listings as at September 30th, 2019.  These areas all reported an increase in active listings of 200% to 300% compared to 2018.

Sales were also significantly higher in Pioneer Park/Doon/Wyldwoods and Upper Beechwoodcompared to all other luxury neighbourhoods we track.

Hidden Valley/Pioneer Tower posted, once again the highest YTD average and median sale price compared to all other luxury neighbourhoods, however, in the 3rd QTR Beechwood/University posted 2 sales of which the average sale price was $1,537,500, which is not consistent with the first six-months of 2019.
