Welcome to 6299 Concession 3, Goodwood — Schoolhouse Lover’s Dream Home
This unique character home wason the property in 1951 from the logs of an authentic 1887 Muskoka schoolhouse. The original owners arranged to have the schoolhouse and outbuilding disassembled log by log and rebuilt it in its exact footprint. They used the 15’ x 28’ log home as a weekend retreat until 1971 when they contracted B. Napier Simpson to design a large addition for them. The attention to detail and exacting standards of B. Napier Simpson is revealed throughout the sprawling addition.
The idyllic setting on 72 acres of mature forest adds to the charm and ambiance of the property that translates to the perfect private get-away or permanent country house and yet only 35-minutes from downtown Toronto.
Although the home offers all of the conveniences and features of a modern home, the integrity of the architecture has not been compromised which is essential for the “purist” seeking a home or country retreat that speaks “authenticity” to your well-tuned ear.
The original schoolhouse is now serving the house well as a large eat-in country kitchen, complete with exposed log walls, exposed beam ceiling and understated work area. The antique, period light fixtures complement the room with subdued lighting and there is plenty of counter space for cooking and entertaining.
The addition expands the total living space to approximately 3,000 sq. ft. It is a multi-level design with the principal rooms and kitchen on one level, master and 2nd bedroom on a second level and family room, office and extra bedroom on lower level.
The large living room and combined dining room is certainly going to impress your family and friends with its expansive 25 ft. by 16 ft. span. The rich woods on the floor, the 12 ft. vaulted ceiling with exposed beams are a few of the most notable features of this perfectly proportioned space. A large floor-to-ceiling wood-burning fireplace with insert adds to the ambiance especially on those cold winter days.
We must also mention the three additional outbuildings on the property that can serve numerous purposes including a workshop or studio. These well-built buildings all have a proper concrete slab foundation with stone façade at the base of the foundation. One building is located at the entrance to the property and the other two are close to the main house for ease of access and yet are quite private and hidden in the canopy of gorgeous mature trees.
The Schoolhouse construction is log and the addition is constructed of board and batten siding. The shingles were replaced with a 30-year asphalt shingle in 2009. Most of the windows in the addition part of the house were replaced in 2005 and the windows in the Schoolhouse in the lower level were replaced in 2002. The exterior of the house was re-stained in 2011 and the front gate and driveway lights were added in the same year.
There is a one-car attached garage located at the top of the private tree-lined laneway. Access to the house is available from the garage through an enclosed breezeway to the kitchen back entrance.
The Gunite inground swimming pool has a new filter pump, which, was replaced in 2010.
The original Schoolhouse is dedicated to the large country kitchen with exposed log walls. The massive exposed ceiling beams below the barrelled vaulted ceiling are very impressive and there are multiple windows overlooking your own private forest and gardens. This is a great space for casual entertaining and can seat plenty of family and friends.
Living Room and Dining Room:
This beautiful space is architecturally pleasing in every way. The deep strip hardwood flooring combined with the 12 ft. vaulted ceiling and exposed log beams is quite simply “understated elegance.” The space offers a casual yet elegant feeling that is certainly enhanced by the floor-to-ceiling stone fireplace.
The dining area includes a set of garden doors to access the patio area for outdoor dining when nature calls your attention.
Privately located on the main level, there is a real connection to nature all around you as captured through the multiple windows on three sides of the room. The master bedroom has a separate five-piece bathroom that is filled with bursts of natural light.
Also, located on the main level, this bedroom overlooks the back gardens and pool area. Hardwood flooring and a separate four-piece bathroom services this bedroom as well as a guest bathroom.
Just off the ground level separate entrance, the family room is perfect for casual entertaining or your private media room. There is a gorgeous stone floor but, hidden underneath neutral broadloom. The bank of above grade windows brings the outside in to this wonderful space that includes built-in bookcases.
The laundry is finished space with bright lighting and plenty of counter space and built-in cupboards for storage.
Located on the lower level, this large space includes a private four-piece ensuite with tongue & groove walls and above grade window.
For those that love to work from home, this space is absolutely perfect. The double garden doors provide a separate entrance just off the pool area.
